Planning for a German rental deposit from Thailand

Why the deposit is only one part of the housing cash you may need before your first salary arrives.

A German rental deposit can be as high as three months of cold rent—the rent before heating and some service charges. That headline figure is useful, but it is not a complete arrival budget.

Put housing payments on a calendar

Your first rent may be due near the handover date. Temporary accommodation can continue until then, while your final Thai rent and utility settlement may still be outstanding. List each payment by date rather than combining them under “housing.”

Ask whether the deposit can be paid in instalments under your tenancy arrangement, but do not assume that this removes the need for accessible cash. A landlord may also require evidence of income, while furnished temporary housing follows different payment terms.

Separate rent from setup

An unfurnished flat may lack light fittings or a fitted kitchen. Add registration travel, basic furniture, internet setup, electricity and household items as separate estimates. Their timing is often more important than their annual total.

Keep your contingency outside the deposit amount. The deposit remains tied up during the tenancy and cannot serve as your day-to-day emergency reserve.
